There is a large, fairly deep depression at the northwest corner of the property.  The front porch of the home looks out on this view.  The area accumulates water when the creek overflows.  This might be a great spot for a pond (we call them "tanks" out here) with a fountain.

Winningkoff Rd, seen below, is a quiet, two lane, country road.  Lake Lavon is literally within walking distance of the home.  Nights are dark and quiet out here, but you are only minutes from great shopping in Allen or Fairview.  

We live right around the corner from this property and we LOVE it!  We feel like we are in the country.  We can take long walks up these country roads.  We see lots of wildlife such as road runners, ducks, rabbits, hawks, etc.  But we are only about 15 minutes from great shopping in Allen and we enjoy one of the most highly regarded, exemplary, school districts in the state of Texas.
