The "Story" on this Lot
When you look at the aerial, you will notice a home and pool on the lot.  The home is no longer there.  It burned down years ago and the lot has just been purchased for re-sale.

The driveway, foundation, pool and septic system are all still intact.  It is unknown whether the pool equipment still works, but it also remains.  If the buyer wants to start with a new concrete pad, the estimated cost of removing the existing concrete foundation would be from $10,000 to $12,000.

There would be significant cost savings in using the existing driveway, foundation, and pool, however it will be the buyer's responsibility to satisfy themselves they can all be re-used.

Lot sales in Lovejoy ISD (basically Fairview and Lucas) have been the biggest story of 2011.  Here's an article I wrote a couple of months ago, and there have been quite a few lot sales since then.  If you've been looking for a lot, you already know not only are they selling quickly, there aren't many left.

Fairview is a small town of about 10,000 people with a big city presence.  It feels like country, but affords all the conveniences of a big city.  It also has one of the finest little school districts in the entire state of Texas.  We pull families out of the best private schools in the area to move into Lovejoy ISD.

Schools

Lovejoy Independent School District

Lovejoy Elementary, Sloan Creek Middle School, Lovejoy High School

Please note: It's not unusual for elementary, middle school and high school boundaries to change in growing cities.  Sometimes this can even happen while a home is listed.  Although we believe these schools to be correct, we cannot guarantee it.  It is the responsibility of the purchaser to confirm the schools are correct.

2010 Taxes (Per Tax Rolls)

To Follow

Please note: Although these taxes were provided to us by the Collin County tax rolls, we cannot guarantee them.  Property taxes will fluctuate from year to year.  Taxes can also be affected by the stage of completion of the home at the time of assessment along with any existing exemptions on the property which may or may not apply to the new buyer.  It is the sole responsibility of the buyer to confirm the yearly taxes on this property.
