Our Buyer Representation Services
We have always been known for the way we professionally market our homes. However, many people visiting this site may not realize a large part of our business is also representing buyers in the purchase of their homes. Whenever we sell a home, our sellers normally turn into buyers, so we also have a LOT of experience on this side of the aisle. No-one works harder than we do to protect the interests of our buyer clients! To be a great buyer agent you have to be prepared to keep searching for the home until your clients know its "the one". Sometimes the right home turns up early in the search, but many times it doesn't. That is when your agent has to turn over every stone for you. Pam Matlock and Rhonda Grisak, our two buyer agents, do just that. They take the time to make their buyer feel comfortable about their decision. We would never pressure a client to buy a home that just doesn't seem right. They take great pride and pleasure in finding the perfect fit for their clients and they genuinely appreciate it. So what happens if one of our buyer clients is interested in one of our company listings? We actually deal with this situation quite often. We make sure the lines of separation are there between the listing agent and the buyer agent. It is not just our preference, it is the law! If you are wondering what keeps our buyer agent from sharing sensitive information about their buyer (ie: what he will pay for a home we have listed), we can ease your mind on that. First of all, that would be unethical. All we have is our reputation and we would never jeopardize that. Beyond that, it is against the law! The Texas Real Estate Commission (TREC) would come down like a hammer on any company they thought was doing "insider trading", and that is exactly what sharing information "in-house" between the listing agent and buyer agent would be. It is a true separation of obligations when we are working with a buyer and a seller on the same home. We are tough but fair in representing their buyers. They form their own opinion of value on any listing out there, including an in-house listing. These things I know without a doubt about Rhonda and Pam ...
what else can we do for you as your Realtor? We spend time listening to her buyers on the front end. They find out what is important to them. They learn about their priorities. Is it schools? Is it location? Is it a big family room? Is it a master bedroom downstairs with a split guest room? Is it a home with a view? Is it a golf course home? Our Realtors preview the homes in advance for our buyers (or at least talk to the listing agents in advance if the showing is on short notice) so they will know what to expect. We don't want to waste our buyer's time looking at homes that don't fit their criteria. That is all part of our professionalism.
