So why am I pointing this out?  A Realtor flyer recently came across my desk.  I always like to see "what's up" with the competition so I took some time to read it.  The one thing that really stood out to me was the Realtor's statement that if the home you are selling is valued at over $500,000, you are going to get their special marketing package.  I can guarantee you that is not how we run our business.  We treat all of our listings identically regardless of price!

I have seen this approach from many different companies over the years.  I have always wondered how they can pull this off without offending the sellers of less expensively priced homes.  They might call these more expensive listings their "Premier", "Special", "Select", "Reserved", "Luxury", etc.  homes, but it all means the same thing.  Those sellers and their homes are going to get a different and better marketing package than the less expensively priced homes. 

Of course, the sellers of the $500,000 homes are fine with this arrangement because they are getting the best marketing.  But let's look at this through the eyes of the seller of a $250,000 home.  Why should their home rate a second class marketing program compared to a $500,000 home?  And I agree with them 100%!

How We Do It

We are not just a sign in the yard and on to the next deal!  When we commit to taking a listing, whether it is a $200,000 home or a $1.5 million dollar home, we are going to market both of those homes identically!  The home you see above priced at $210000 is located in Allen.  We spent the exact same amount of money on the marketing of that home (about $500) as we do with every other home you see on our site!  The marketing package on this home included ...

  • A floor plan which we had drawn for us by a third party contractor

  • Professional photography by our phenomenal photographer

  • A virtual tour shot by our own photographer

  • A detailed room by room description (which takes us about 5 hours to complete)

  • A place on this website (which attracts about 10,000 visitors per week)

  • The maximum number of pictures and text allowed on Realtor.com and the MLS

  • The Realtor.com Featured Listings package which continues to drive people to our site with one click

  • The Google marketing package which drives even more people to our site

  • Full color, quality brochures which we leave inside the home

  • Weekly feedback from the listing agent on any showings

  • Weekly feedback on what has sold in the area

Of course we are biased, but sometimes we just have to scratch our heads and wonder why anyone would ever list their home with another companyIf it is a commission based decision to go with a discount broker, we cannot compete,   If there is a pre-existing relationship with another Realtor, again we cannot compete.  You will have to make the call on what is most important to you, but we still believe we offer the finest, most professional, marketing package in the entire industry ... anywhere!

Yes, we are selective about the homes we sell.  Yes, we try to list homes at no lower than about $200,00 because our marketing costs are so high.  And yes, we politely decline about two listings for every one we take.  But when we commit to market a home, we are going to throw our entire resources into it.  We don't have two standards based on the price of the home and how much money we are going to make.
