There is A Sense of Urgency About Them!

 

Early in my commercial career, an agent named "Joe" came to work with our company.  Like the rest of us, Joe had limited experience in real estate.  We were all struggling to scratch out a living.  Within a couple of months, Joe made a nice sized deal.  Then a couple of weeks later, he made another.  Then another.  He was soon making some "mega-deals" and outperforming the rest of us all by himself.  We were all mystified as to how he was doing so well and we were barely paying our bills.  Then it dawned on me. 

While we were in the office flipping quarters against the wall, telling jokes, and generally wasting each other's time, Joe was out of the office learning his area and talking to people.  He specialized in a large area called "Great Southwest".  He knew everything there was to know about it.  He knew when the tenant's leases were coming up, who might be looking for a building to buy, who might be selling a building, what companies might be relocating into the area, etc.  He was putting deals together before anyone else had a chance.  When he heard a rumor about a company coming to the area, he didn't just file it away assuming the deal had already been made.  He was on the phone checking it out to see if he could find that tenant or buyer a better deal.  He just had that natural curiosity and "need to know" that the rest of us didn't possess. 

Joe walked fast, talked fast, and you could see his mind was other places when you were carrying on a conversation with him.  He was not being rude, I'm sure he was just thinking about the deals he had working and what had to be done.  Joe just had that natural sense of urgency about him.  While we were waiting for something to happen, Joe was out making things happen.  And that was what made him very successful!
