What is a 1-2-10 Warranty And what does it mean to you?

You have just purchased your brand new home it starts to have problems.  Maybe the builder being unresponsive to your needs.  Where can you turn?

Many people don't realize the state of Texas has a dispute resolution process which might provide you with relief.  "The SIRP (State-sponsored Inspection and Dispute Resolution Process) is a neutral process where third party inspectors, assigned by the commission, evaluate your new home's alleged defects and, based upon applicable warranties will provide a report of their findings".

If the new home builder if found liable for shoddy workmanship, they can be held accountable by the state of Texas residential construction commission, but it is important to keep in mind, the warranty work is paid for by the builder not the state of Texas.  If the builder goes out of business, the state is not going to step in and make it right for you.  Doing business with reputable home builders is always your best bet.

In brief, the one, two, ten designation stands for ...

  • One year - warranty is for workmanship and materials

  • Two years - warranty is for plumbing, heating, electrical, heating, ventilation, and air-conditioning delivery systems

  • Ten years - warranty is for load bearing portions of your home
