Lucas City Hall - She "ain't real pretty", but the building is staffed by nice people and is incredibly convenient when you have a question.  Park in front and walk right in.  Try that at Dallas city hall sometime and you will really appreciate it!

What is the Appeal of Lucas, Texas?

1) Lucas is a small town!  It has only 5,015 people.  The town is 7.7 square miles in size.  The density is 374 people per square mile (not per block).  People out here wave when they see you.  You know your neighbors.  Got a question regarding the city?  Walk right in the front door of the city offices and talk to someone face to face.  No lines.  No traffic lights.  With Lake Lavon bordering Lucas to the east, nights are dark and quiet (and always will be)!  You can actually still look up and see a blanket of stars.  Do you enjoy wildlife?  There is a plethora of road runners, herons, rabbits, wild ducks, turtles, coyotes, and believe it or not, a bobcat or two.   You are likely to see big red tailed hawks sitting on a telephone line.  The corps of engineers owns all of the land around Lake Lavon, so this rich wildlife environment will be protected forever.  Lucas winds around the west side of the lake, so if you enjoy fishing, you can have your boat launched onto the lake within  minutes.  If you enjoy horses, there is a 9 mile equestrian trail lovingly maintained by the Trinity Trail Association in Lucas.

2) Proximity to the city conveniences offered by Allen, Plano and Richardson and North Dallas:  North Central Expressway has long been well known for its' many retail conveniences, and since 1998, the big chains have been moving north into Allen.  Allen is literally booming.  Within the last couple of years, Allen has landed a brand new Starbucks, Krogers Food Store, Tom Thumb, Chili's, Target, Dickeys BBQ, Home Depot, Souper Salad, Lowes,  McDonalds, Harley Davidson dealership (one of the largest in the southwest), a premier outlet mall, hospital, etc., etc.  These businesses all locate where the growth is (or is going to be), so that is the best indication of the popularity of Allen.  

3) Quick access to Central Expressway (Hwy 75), President George Bush Freeway (SH 190), and SH 121:  Lucas is situated near SH 190 to the south, Central Expressway to the east, and SH 121 to the north.  

Central Expressway is a major thoroughfare which runs through downtown Dallas, the northern suburbs, and into Oklahoma.  Being one of Dallas' oldest (if not the oldest) freeways, it was severely in need of widening.  After many frustrating years of shutdowns due to repairs, it has just been completely reworked, widened and declared "completed" up to Park.  It still serves as the most popular north/south conduit from the northern suburbs to the Dallas Central Business District.

SH 190 (President George Bush Freeway) was constructed to relieve the heavy east/west traffic on LBJ Freeway (I-635).  For many years LBJ was the only major east/west thoroughfare for all of north Dallas, so it had become one of the most congested roads in America.  SH 190 is a toll fee based road.  It is already open in sections and serving its' intended use.  One can now travel from Garland to Lewisville without a stop light.

SH 121 runs from McKinney to DFW airport.  Although much of it is currently two lane, it still provides quick access from the far north areas of the Metroplex to one of the world's largest airports, Lewisville and I-35.

4)  Proximity to the Richardson Telecom Corridor:  The Richardson Telecom Corridor has been become a well known hub for the high tech companies.  Many of the homes that I sell (to and for) executives work at these firms.  They need to be within a half hour or so of work and are used to a little land underneath them.  Some want horses so their options closer in are very limited.  Lucas offers the executive quick access to Richardson, major shopping close by and great schools for their kids.

5) Great Schools:  Lucas is small by population size, but surprisingly, the Lovejoy ISD has become one of the most highly regarded and sought after school systems in the entire Metroplex.  It is not unusual for a family to move into Lucas area for the sole purpose of having their children attend the Lovejoy elementary school. To support the growth of Lucas a new elementary school in Lucas has just been completed.  Lovejoy is an exemplary school year in and year out.  The student to teacher ratio is excellent and the money is there to sustain the excellence in education.  It has just become a part of the Texas Robin Hood plan which should tell you a little about the available resources.

6) All of the homes are on acreage:  An aerial view of Lucas shot towards Allen to the west speaks volumes about the differences between these two towns.  What you see is extremely high density residential development (ie: two story tract homes lined up side by side no more than 20' from each other) all the way to the Lucas city limit.  Once you cross the city limit into Lucas, the land opens up and you immediately feel the spaciousness.  I personally feel like I can breathe again!


Have you ever wondered why almost every home in Lucas is on no less than one acre and many are on 2 plus acres?  There are two reasons: 

  1. The townspeople decided long ago that they did not want a neighbor living right on top of them.  Many years ago the city planners wisely zoned all of the land they could into a density of no more than one home per acre.  Most of Lucas is actually zoned with a density of no more than one home per 1.5 to 2.0  acres. 

  2. In addition, the lack of sewer in Lucas virtually mandates that all of the homes be situated on at least one acre.   As a rule of thumb, about one acre is required by county and state guidelines for homes with septic systems.  State of the art septic systems installed on new homes are actually high tech mini-wastewater treatment plants.  If they are maintained properly, they are as clean and efficient as any sewer treatment plant used by any major city in America.

When I hear people complain that there is no sewer in Lucas, I gently remind them that if sewer was in place (and years from now it probably will be), we might end up just like Plano or Allen Without careful planning we could have 4, 5, or more homes on an acre of land, commercial development, retail, gas stations on every corner, apartments, traffic, traffic lights, and noise.  Our quality of life would be completely changed forever.  Right now we have the best of both worlds.  We have close-in country living with quick, easy access to shopping, major thoroughfares, great schools, and hospitals.
