Now, when I see other agents and the photos they use, I just “shake my head”.  I even sent a realtor, we were using (out of your area)  to your website hoping he would “get a clue” about why I was being picky about our photos - needless to say he didn’t seem to catch on.  We ended up using our photos instead of his.

I thought you might be interested in the professional relationship that my wife, Gayle, and I developed with Tom Grisak and his firm.
 

We lived in Florida in 2004 when we decided to retire and move back to the Dallas area to be near our kids and grandkids.
  As we had lived in the area most of our lives, we knew the territory and began an internet search of prospective homes to pursue on our subsequent house hunting trips to Dallas.  It seemed that Tom’s listings always stood out from the other Multiple Listing Service candidates and, much to our delight, we found a lot of additional information about prospective homes on his most unique website. 

Even though we ended up buying a model home from a builder, the experience of “checking” his website on occasion to see what else was new and available never quite left my habits.
  Invariably, I’d find a listing that I had to grab Gayle and bring her to the computer to see.

When we decided in 2006 to remodel a home we had in the mountains of NM and build a new home on a lake in East Texas, it meant selling the house we’d just bought.  We both remembered the marketing and internet presence that Tom brought to each of his listings independent of the house’s price.  It was a no-brainer;  we listed the house with Tom literally the next day.  His staff immediately set out to photograph the house inside and out and the grounds as well.  The fact checks for not only the MLS listing but for the website were exhaustive but complete and accurate.  The listing was presented with as much marketing flair as any of Tom’s multimillion dollar homes and far more thoroughly than any broker’s efforts in North Texas.

The house took awhile to sell.
   The market had already begun to slow, but, to our delight, the house price itself was close to what we’d hoped to get for the home and the closing was, thankfully, uneventful. 

Through the entire process, we both were pleased with the meticulous manner Tom and his staff always exhibited in keeping us informed with showings, offers, and statistics relevant to our listing and how it was faring versus others in the area.
 

In closing, I would be remiss if I didn’t include my respect for Tom and his integrity.
  He never tells you “what you want to hear” to get the job done.  If you have occasion to utilize Tom Grisak’s services, I promise you that you will never deal with a more talented, honest man who also happens to be a realtor.

Dear Tom,

This is a long over due thank you.  We have been so busy trying to get back into some routine of life after a move with three kids to truly say how much we appreciate what you guys did for us. 

Needless to say, moving is a draining and emotional experience to say the least.  We have never been in a position that we needed to sell before we moved.  The only times my husband and I ever moved we have had the new place ready to go and were able to move a little bit slower and fit it around our busy schedules.  The second difference this time around was having a two and four year old.  It is also very frustrating to sell in a totally different market than the one you bought in to begin with.  We appreciate your patience through our whole transaction.  The fact that you also represented the buyers in our circumstance was a big plus for us.  The communication and patience that you kept from beginning to end was wonderful. 

Mike and I love your website, and have as you know for a couple of years now.  You are right, "you are not just a sign in the yard and move on to the next deal" kind of Realtor.  We first found your website in September of 2001.  Mike made an appointment with you and you showed us a home in Fairview that we fell in love with, as we have with so many of your listings.  Although we were not sure we were going to move yet at that time, you were very informative and still gave us plenty of market information as well as options available to us to help us purchase that home and sell ours at the same time.  We eventually decided it would be best if we sold our home first and then bought something.  Although we did not buy that particular home, we did put our home for sale with another real estate agent.  During this period we always  came back to your website.  We found many houses we loved and learned so much about an area we did not know existed and fell in love with its beauty and charm all from your eyes and the homes on your website.  It is truly evident that you love to live in the area as much as you love the homes you sell in these communities. 

In July of 2003, we became very frustrated with the lack of response we had while trying to sell our home.  The market in our area was so slow for pre-owned homes in our price range.  So knowing that you did not sell homes in Frisco, Mike contacted you again to see if you would be willing to come out and sell our home on your website.  Your website is so great we figured we might be able to tap into an audience that we might not otherwise be able to.  You came out and saw our home and agreed to market it.  I remember the day you came outI immediately liked all of you and felt like we had known you all for a while instead of being newly acquainted.   Your description and pictures captured the love we had for our home so well.  I remember thinking when you came out that I wanted you to take certain shots, but I didn't feel I should say anything about how to do a job you already do so well.  To my surprise, when I looked at our home on the website you already had all the shots I wanted you to take.  You guys even came back to get some more you forgot that I hadn't even thought of. Our home looked so beautiful on your website.    

You listed our home on September 16, 2003, and we had our first and only offer yet come in on November 7, 2003.  Although this offer did not work out, you were patient with us while we had our home off the market through the holidays and some personal business.  We listed it again with you in mid January 2004.  We had our next serious and final offer on Mother's Day 2004.  Your market reports helped keep us informed and realize what the market was actually doing.  You never suggested once that if we lowered the price of our home that we might get an offer, but with your information and the fact that we wanted to be competitive and get an edge over the competition helped us to come to an asking price that would get an offer, and that we could be happy with.  It did, and we also saw more showings when we came to a competitive price than we did the entire time we tried to sell the home previously. 

Needless to say we had a more complicated closing than anyone expected, but again, your patience, communication and just the over-all calm you all had in the middle of our storm was comforting to us. You never failed to take control of the situation and get on the phone and make some progress while keeping us and the buyers informed and sane all at once.   We can't say thank you enough.

And still... you have not heard the last from us.  We are not where we want to be just yet, but you helped us get into a temporary home that is working out just fine for our family.  Knowing that we were still going to have you help us find the home we wanted to be in for a long time to come, you gave us plenty of time to settle in and have the much needed rest we needed after a very big move.  Then you left us a gentle message that said " hope you are settling in and when and if you need us...we are here", just as you did in the non-pushy way we met you over three years ago.  So we contacted you and let you know we would be ready soon to be out looking again, but not exactly sure on the date. You agreed to move slow with us and would again be ready and there when we were, and even though we are not officially signed clients again you still agreed when I asked you to send us the weekly   updates on the market so we could be informed while we were looking very carefully, because I hope this next move will be for a long while.  We have found a nice place to stay! 

So in this very winded thank you, I hope I have expressed our sincere thanks and to let anyone who thinks you guys might be the kind of people who " stick in a sign and move on"...tell them they are more than welcome to talk to us.  After three years and counting of working with you, we know differently.

About a year ago, we retained the services of Tom Grisak Country Estates to sell our home in Fairview.  We told Tom that we were patient Sellers and we would sell only when we got the price we wanted.  Tom assured us that he was also a patient Realtor and would never pressure us to lower the price, even if the showings were not happening. 

We hired Tom because of his track record in selling high end homes in Fairview.  It seems like every time we opened our mailbox we were receiving another card from Tom on an expensive home he had just sold out here.  His homes were all portrayed beautifully on his website and we felt he would do the same thing on ours.  We were certainly not disappointed! 

We requested that Tom not place a “For Sale” sign in our yard.  Tom assured us that this was not a problem.  He stated that with his strong market presence in the area, people would still find our home either from his other signs directing people to his website, Realtor.com, or the multiple listing service. 

During the first year, our home was shown a total of two times.  Tom told us that in a market downturn which we were experiencing, there were just not a lot of buyers in the $1.2 Million price range.  But he also said several times “It only takes one”, and that is what happened.  We had just renewed Toms, listing for another year when the third showing took place.  This prospect turned out be the eventual buyer and it was a very quick sale. 

Tom handled the transaction flawlessly and we were all very pleased with the price.  We would recommend him without hesitation!

Hi Tom,

We sincerely appreciate your efforts in selling our home.  We interviewed other Realtors, but we felt from the first that you would be instrumental in helping us attain top dollar.  While your original opinion of value was not that far off from the other Realtors’, you made it clear to us that no-one really knows how much a buyer will pay for a home.  You were perfectly willing to let us price the home on the high side and see what the market would bear.  The other Realtor refused to do this.  If we had taken her recommendation, we would have lost in the neighborhood of $30,000 on the transaction.

You were also prophetic on the appraisal issue.  You told us that if we were fortunate enough to go under contract at our asking price, in all likelihood we would run into trouble because of the other home sales in our neighborhood.  You said that appraisers tend to appraise on pure “bricks and mortar, square footage, and amount of land”.  You said if the appraiser could not match his appraised price with the contract price, you could probably help.  You told us your reputation in this area carried a lot of weight and an appraiser might listen to what you have to say.  As a matter of fact, we did run into trouble on the appraisal, but there is no doubt in our minds that your e-mail to the appraiser stating how special and unique our home was made the difference.  I guess it also didn’t hurt when you told him that you already had two buyers for the home at our full asking price!

Last but certainly not least, our home was pictured so beautifully on your website!  On the day of the sale, we had 1,311 hits on our home over a period of 61 days.  That averages out to about 22 hits per day, every day.  That is what I call market presence and tremendous exposure for our home.  I cannot thank You enough for your efforts!

Dear Tom,

If you remember, I told you I interviewed you for the listing of my home because I kept seeing your signs in yards and receiving postcards from you about homes you sold in this area.  I knew you lived out here and really understood the appeal of Lucas and close-in country living.  I visited your website and believed it would provide a tremendous amount of additional advertising for my home, although I had no idea how important a role it would eventually play!  Your listing presentation was very professional and you convinced me you could get the job done. 

It took less than 24 hours from the moment my home hit your website for it to sell.  We learned later that the buyer was from California and with Intel Corporation.  He had designed a robot which continually searched your site for new listings and notified him immediately as they appeared.   The buyer actually saw the home in California within an hour of you posting the listing to your site, and even before the home hit the MLS.  He had his local Realtor tour the home the very next morning and gave you a full price offer at that time.  As it turns out, I received a better than full price offer when I factored in the rent on the short term lease and closing costs you negotiated for me.

Your tremendous website was the direct reason for the quick sale of my home.  We live in an Internet world and this was a classic example of how it is changing the way homes are bought and sold.  You have done a great job of positioning your company within Lucas and the entire technology world to take advantage of it.  Thank You again for your hard work!

Dear Tom,

If I remember correctly, you contacted us after the listing expired on our home.  You left a CD presentation on your company on our front door step.  We looked at the CD and then went to your website.  Being technical people, we really liked the way you showcased your listings and educated people on the town of Fairview on the Internet.  No-one else was doing this.
 

Our former Realtor was a Plano specialist.  She had been trying to sell the home for nine months or so.  We knew we had made a mistake when she started blaming the lack of showings on our home to it being “out in the country”.  As you know, Fairview is not only not “out in the country”, it is also a very well heeled community.  We knew you were the right person for the job after we met with you.  We had also interviewed your competitors who worked this area and found there was no comparison with the job you did in marketing your listings versus what the other Realtors provided.
 

The very first thing you did was place our home within the correct school district on the MLS.  Much to our dismay, our home had been listed on the MLS for many, many months with the incorrect school district.  You felt that this, as much as anything, was one of the reasons why the showings had been so slow.   You looked at the prior virtual tour that was provided to us and agreed that it was a major disappointment.  You told us that you are right there when the tour is shot to make sure it is done correctly with the correct lighting. 

We could not have been more impressed with the marketing package you put together on our home.  We knew with all of your links leading to your website that anyone in the world with Internet access would be able to find our home quickly.  They would also be able to see the home in great detail with still shots and a virtual tour that made our home look more, not less, appealing.   

We were trying to sell our home for top dollar in a very, very depressed market for high end homes.  However, we were patient in looking for the right buyer and so were you.  The end result was we found that buyer, sold our home for $790,000, and maximized our investment.     

How could we not be pleased with the job you did for us?  We would certainly recommend you without any reservation whatsoever!

We recently listed our home in Fairview with Tom Grisak Country Estates.  We interviewed several much larger firms before selecting Tom to represent us, so we had a good idea of what his competition was doing and how they would market our home.

The eventual buyer had been through two prior negotiations with you on two of your other listed homes.  In both cases, the buyer was not successful in buying the homes, but you said you felt pretty sure that things would work out this time.  You were right again! 

The buyer was in New York City looking at our home on your website as his extended family was touring it in person.  In fact, the buyer never set foot in the home before it closed.  Your thorough marketing package allowed him to make a decision from thousands of miles away.

The transaction could not have gone any more smoothly from start to finish.  We would recommend you very highly to anyone who is looking for a true professional to sell their home.

Before Tom Grisak listed our home, we gave much thought as to what type of Realtor would do the best job.  After speaking with other firms from the Plano area, I invited Tom to come over and make his listing presentation.  Several things immediately stood out.

We signed the listing agreement and Tom contacted his prospective buyer’s agent even before the home hit the multiple listing service.  He strongly suggested that she get her buyers out to see the home as quickly as possible.  The buyers’ agent had limited experience in this area, but Tom impressed on her that homes like ours just don’t come onto the market very often.   Tom already had already posted the pictures of our home his website so the buyers could see both the inside of the home and the acreage that night.  The buyers showed up with an offer in hand the very next day.  The property closed without any problems.   They were the first and only prospects to walk into our home. 


Tom stayed on top of the transaction from start to finish.  He protected our interests and gave us good advice along the way.  Last, but certainly not least, we were thrilled with the price.  Tom told us that he was the top selling Realtor for this area, and now we know why!  We are completely satisfied with the job he did for us and would recommend him without reservation!
