2011 was our second best year ever. We closed almost $27 million in home sales, land sales, and leases. That would be a good year for a company of 10 agents, but we did it with just two, Pam Matlock and myself. Along the way, we learned some things, not the least of which was Pam and I need some help. Here's what else we decided ...
Now is the time to start ramping up
Although no-one knows for sure what the future will bring, I feel confident Collin County real estate has already hit bottom and is slowly on its way to a recovery. I still think it's going to take five years or so to come back completely, but I've always believed the best time to start in real estate is when the market is down, not at the top. If a Realtor can survive and flourish in times like these, they will be positioned when it comes back. And it will.
We have the Right business Model
With the quality people we have in place, including our photographers, stager, detailed description specialist, and administrators, there is no doubt in my mind we can pick up our business model, move it to any area of the Metroplex, and build the same dominant market share that we've established in Fairview, Lucas, and Parker.
I started with absolutely NO residential experience and have now led the Lovejoy area of the MLS for the past 11 years ... by a wide margin. I doubt there's another Realtor out there who can say they've led their area of the MLS for that many consecutive years. In addition, Pam Matlock also finished first or second in the same area for the past three years.
We KNOW how to build a presence in another market area from scratch. We've already done it. We are going to take our knowledge and experience and help another great agent build that same kind of presence in their market area.

Statistics have consistently shown that 90% of new real estate agents are out of the business within two years. Why? Because they don't have the support of those at the top.
After the new agents work through their friends and family, they are left dead in the water looking for leads. They have to resort to taking desk time answering phones in a desperate hope for a lead. Those leads may be on homes or buyers on the other side of the Metroplex, but with nothing else working, they have no choice but to chase them.
New agents are notorious for running the wheels off their cars chasing rabbits. They end up with a little knowledge about a big area, but they don't know any one area exceptionally well. That hurts them in the long run.
New agents also tend to spend their time cold calling. Why? Because that's what their brokers recommend they do. That's all their brokers know to tell them to do. Anyone who has spent any time cold calling will tell you it's a demoralizing duty. And the irony is, it isn't necessary if you work smart and work hard.
Both Pam and I will be actively mentoring the new agents. We aren't going to throw you out there like spaghetti against the wall to see who sticks. We'll be with you on every listing or buyer appointment, plus we'll take you on every listing appointment of ours. We're with you through the negotiations to make sure you do things the right way without yourself, or us, into trouble. We will also be monitoring your leads to make sure they aren't dropping through the cracks. We will both have a vested interest in seeing that you succeed.
The Realtors we are looking for
Honesty and integrity is at the very top of our list. We are proud to say we've never been involved in any transaction resulting in arbitration, mediation, or litigation. We protect our reputation very closely.
We are also looking specifically for a Realtor who specializes in either Murphy, McKinney, or Prosper. If the live in those areas, it's a big plus.
We want motivated Realtors, who really want to excel. They have the drive and motivation to make things happen rather than waiting for them to happen. We can give them direction, but they have to go out and get it done.
You must have good computer skills. If you don't have a database already, you will need one and be able to navigate it. There is software, like Adobe Acrobat, Docusign, etc. that you will need to buy if you don't have already. If you aren't using them, you are throwing time and money away whether you are working with us or for anyone else.
We will handle the website. You'll find our site will be a huge factor in your success by bringing both buyers and sellers to you.
If real estate is a hobby or just a way to bring in some extra dollars as a second income, you will not be a good fit for us. Real estate is a full time business. Anything less, and you're just not going to make it. There are too many good Realtors out there who will out work and out hustle you.
You must take pride in what you do, just as we do. We are very detail oriented and would expect as much from our new Realtors. Those who tend to "wing it" and hope for the best, wouldn't work well in our system.
The Realtor must have at least six months of active experience and be licensed. We just don't have the time to teach a Realtor the very basics, such as the MLS. We want people with an open mind and willing to listen, learn and watch without being resistant to the way we do things.
The Realtor will need staying power. As much as I'd like to promise you you'll start selling homes right away, it takes time. If you are barely getting by right now, asking yourself how you are going to survive on straight commission. The good news is, the buying season is just ahead of us, so now is a great time to start laying the groundwork.
We'll have set expectations and goals for the Realtors and it will be up the Realtors to meet them. If they can't, within a reasonable amount of time we'll know it wasn't the right fit and part amicably.
How much money can you make?
You should go in with the idea that there's a learning curve. Your first year will almost surely be your lowest in terms of income, but every year thereafter, you should see an increase. In the past five to six years, we've never had a Realtor make less than about $80K and some as much as $200k. However, these will be new areas we are penetrating, so it's just impossible to say what the first year's income will be.
It takes time to establish yourself as the go-to Realtor in and area, and unfortunately, there are no shortcuts. There's no such thing as an instant, superstar Realtor. They might get lucky with a listing or two and have a blowout year early on, but you can bet if they aren't working hard and smart, the odds will catch up to them. Their income will eventually drop dramatically. Consistency is the key to survivability in this business.
What Will Your Splits and Costs Be?
When we find the right agent, we'll discuss that with them. But I can tell you this ... if your first question is "What will my split be?" you are asking the wrong question. There are plenty of companies out there that will give you a huge split and hope you make them a few bucks without getting them into trouble. If you think that's the way to get to the top, we are not the company for you.
