Maybe I spoke too soon about our sluggish market

I've kind of been singing the blues for the past month or so because our showings, offers, and sales have been anemic. I should have known better because for us the market turned around pretty quickly. You can see by our recent activity we're starting to experience a November surge.

1621 Jan Marie in Lucas, priced at $2.65 Million, went under contract within 13 days of hitting the market. That's fast for a home in this price point at any time of the year. It's another gorgeous design by Homes by JAnthony and you really should take a look at the pictures of the home.

Speaking of Homes by JAnthony, we visited with president Tony Prutch a couple of weeks ago. He said he currently has over 40 homes either under construction or with contracts signed. That includes this home in Lucas which we just listed. We'll be adding pictures as the home is under construction, but Heather Poehler can tell you all about it.

It's not really the material costs that are driving up the prices on these million dollar plus homes, it's the lot costs. 1-2 acre lots closer in are going to cost from $600K up to $900K. The custom home itself with a pool will usually end up from two to three times the lot cost so that's why new construction homes are often topping out at over $2 million.

You can still get a nice one acre lot in Celina in the $350K range in a brand new development by Homes by JAnthony. You'll save a LOT of money by moving there and I'll bet some day the lot prices we're seeing now are going to look very inexpensive.

2905 Beauchamp, in Plano, listed at $2.2 million, went under contract in only 8 days and just closed. This is another beautiful home on a large city lot in The Enclave of Willow Bend. There's a nice story behind this home.

Sean Elliott told me he was recently visiting Mr. Seller when he walked back to his office and pulled out a letter Sean had sent to him years ago. He'd saved it to show Sean because this was their third transaction together. That kind of loyalty is so appreciated by us because we really do try hard for our clients.

And finally, 5903 Cox Farms Estates priced at $1.175 million went under contract in only 26 days. That tells me Sarah Haskins had it priced right and well marketed.

You might not know that Sarah is also a wonderful interior designer. In the near future I'll be sharing some before and after pictures of a home she's just finishing up.
In years past, I've tailored this newsletter to the Fairview and Lucas area because I know it so well. Now that we have agents working in the surrounding areas they're keeping me up to date with what's happening in cities like Rockwall, Heath, Celina and Prosper.

For example, I knew Prosper was booming. Since 2010, Prosper has grown 300% and the average selling price per square foot has doubled since 2013. But I had no idea Celina has already grown to 37,000 residents. It's grown 468% since 2013 according to census.gov. Both Wendi Splawn and Sarah Haskins know Prosper and Celina extremely well because they live there. They've watched it grow around them just like I watched Lucas grow around me.

We now have Courtney Peugh who lives in and specializes in Heath and Rockwall. She was the top selling agent in the entire Rockwall Keller Williams office last month and their office is even larger than our Allen office of 240 agents. Very impressive!

Jason Grisak Joins The Grisak Group
