Sometimes you know right from the start you're not going to have any problems selling a home. 1813 Reynolds Court was one of those homes. It just had so much going for it.
First of all, the sellers just "got it" when it comes to selling a home. Their home was immaculately maintained inside and out. The sellers also made sure it was ready when it hit the MLS and also for showings.
The home is located within a couple of minutes from 3 million SF of shopping, retail, entertainment and dining. It's also on a low traffic, cul-de-sac lot with a large greenbelt on one side and huge trees behind it. The back yard and pool was totally private. And finally, the home is located within Lovejoy ISD, one of the perennial top three public school districts in the entire state.
The sellers, Sean Elliott, and I came to a mutual agreement on pricing. It was on the high side on a psf basis, but we all felt it was worth it. The eventual sale price turned out to be very close to the asking price of $749,900.
We sure wish we have more homes like this. We've had so many sales since June 1st, our inventory has been depleted in this price point and we have several buyers needing to buy a home in Lovejoy ISD right now. What's out there just isn't quite right for them.
