202 Gruene in Lucas Goes Under Contract in Two days With 11 Offers

If you're wondering if the real estate market has cooled off, the answer is no. Here's a good example.


We listed 202 Gruene a couple of weeks ago at $1.075 million. To be perfectly honest, last year we would have priced this home in the mid to high $900's and would have been thrilled to get $1.075 Million for it. But these are historic times for real estate.


The home hit the MLS on Friday and by Sunday night we had 11 offers, all at or above the listing price. The highest price smashed the listed price.


I've said this repeatedly for the past several months. I doubt I'll ever see another market like this in my lifetime. It's beyond what I can comprehend and explain so I'm not going to try. I'm just riding the wave along with the rest of our team.


Don't let this market pass you by if there's any way you can avoid it. Some day the pendulum will start to swing the other direction and it will be a buyer's market. You might be kicking yourself for waiting.
