We just closed on this pretty Lucas/Lovejoy home. Although I can't disclose the sale price, it was listed at $1,075,000 and sold well above $1.2 Million.
There were three things that stood out to me about this transaction. First, when we saw the home during the initial listing presentation, it wasn't even close to being ready to be shown. You never know how proactive a homeowner will be but these two sellers rolled up their sleeves and had it looking fantastic in two weeks. They were two of the most proactive sellers we've ever worked with and it paid off.
The second thing is we didn't try to hit the ball out of the park on pricing. We knew what the home had to offer and were confident we'd end up in a multiple offer situation, which we did. If we had priced the home where it sold right out of the box, I really doubt we would have gotten it. It's always been our philosophy to price homes reasonably and rely on the market to decide where the sale price settles.
And the third thing is the review the sellers gave us on Google. We truly care about our clients and sincerely appreciate the trust they've placed in us.
