380 Bee Caves in Lucas Sells Quickly

Congratulations to Sunni Sutton for bringing another Lucas home to the finish line. After the March thru May Covid slowdown, it’s just been a torrid market at least here in Fairview and Lucas. We’re in late October and The Grisak Group has 23 homes in title with a value of approximately $15 Million. That’s outstanding activity for this late in the year!

Here’s the Back Story on The Sale

We knew this home would attract a lot of attention and would probably go under contract quickly … and it sure did. I believe it took two days to find the buyer after it hit the MLS.

Here’s why we thought it would appeal to many buyers …

At roughly 3,633 SF, the home could be priced less than the many larger homes in the area
It was in Lovejoy ISD, one of the top three public school districts in the entire state of Texas (per the TEA)
It didn’t have a pool, which in this case helped because it made it more affordable
It’s a single story home and those are almost always in high demand
It’s in a popular subdivision with lots of kids
It’s been well cared for and nicely finished out

One thing helped a lot in selling this home. We noticed the stone on the north side of the home had begun turning dark with mold. The stone just didn’t pop like it should.

One of the first things we did was ask the sellers to have the stone power washed. They tried to do it themselves, but couldn’t get the mold off. Sunni did a great job finding someone who could do it for them for less than $500 so now it looks great again. Little things like that can sometimes make a big difference so we’re always cognizant of that.
