660 Lakeridge in Fairview Closes

Although most of our home sales in Fairview are within the Lovejoy ISD school district, we normally sell 4-5 Fairview homes in McKinney ISD every year. Those usually take longer to sell since Lovejoy is such a big draw, but that’s not always the case. A lot of it depends on the price and desirability factor of the home itself. 660 Lakeridge had both going for it.

Here’s why this home sailed through without any issues.

  • It was priced at $549K which is attractive for any home in Fairview sitting on acreage and this lot is 1.8 acres in size.
  • The lot was also heavily wooded. I often say “trees are king” out here because that’s the one feature most buyers are looking for in the way of a lot. Wooded creek lots were the first to be built upon when Fairview started to become developed so if you want trees, you have to buy an existing home.
  • It was only 2,904 SF in size with three bedrooms which is considered a smaller home for this area, but that’s also the reason it was priced so attractively. Homes coming out of the ground in Fairview today are usually a minimum of 4,500 SF with four bedrooms so this was a fairly rare opportunity for someone who didn’t need all the size and bedrooms.
  • The home had a lot of charm and feels like a cabin with all the woodwork and wrap around back porch. It will require updating but that’s expected on a 28 year old home. It had great bones, as they say.
