We closed on 1760 Ridgemoor in Fairview today to finish up the week. I’m having a hard time keeping up with our sales lately we’ve had so many, but I’m not complaining. Here’s the story.
We sold the home to the sellers in 2017 but I had never met them. That may sound odd, but I rarely get to meet the buyers on my listings. We have a team policy stating our agents cannot represent the buyer and seller on the same property, so I only get to meet the client I’m working for. Since I was the listing agent when I sold the home to them back then and they didn’t know me, I was thrilled they reached out to us to sell their home.
Back in 2017, the home was listed for $765K (we started at $785K) and was on the market for 54 days before it went under contract. Here we are, 3 1/2 years later and in the middle of a pandemic and the home was listed for $850K and went under contract in one day. What does that tell you about the strength and appeal of the Fairview, Lucas, and Lovejoy ISD submarket?
This was a home I always liked from the first time I saw it. Single story, culdesac lot, extensive hardwoods, the right size at about 4,949 Sf, wonderfully landscaped with pool, big back yard, Lovejoy ISD, great neighborhood (Thompson Springs), etc. It had it all.
$850,000, is right in there as the most popular price point for Fairview/Lucas home sales. It also helped the home was immaculately maintained both inside and out, a Realtor’s dream.
So the home is signed, sealed and delivered, the sellers can now move on to their next venture, and we’re happy to have been able to help them realize their dreams.
