How Barratt Lake Estates is selling out really is an amazing story. We've been struggling with the town of Lucas to get the permitting for our sign at the entrance to the development entrance on Winningkoff Ln in Lucas. That's a very lightly travelled road in the first place and even those who take it would never know BLE is going to be there. They'd drive right by it.
So here we are, there is no entrance, the roads haven't even been cut in, much less paved, and we've already pre-sold 6 of the 13 lots. There's a good chance the entire development could be sold out even before the streets are in.
The property is a beautiful rolling tract of land centered around Barratt Lake (named in honor of the prior owners),
It will be a gated development with only 13 lots
it's in Lovejoy ISD (one of the top three school district in the entire state of Texas),
it backs up the Army Corps of engineers property and the Trinity Equestrian and Hiking Trail surrounding Lake Lavon which will never be developed,
Nights are quiet and dark with wildlife everywhere
You can bring your own builder, which many buyers like
and it's "close-in country", just ten minutes or so from 3 million SF of retail and entertainment at Stacy Rd and Hwy 75
We're putting Lot #2 under contract this weekend to Ron McHam, one of Fairview's most highly respected custom builders for a "spec home" and I'll announce some of the other builders when I receive their permission. So it's going to be a very special neighborhood.
Below you'll see an artist's rendering of the entrance, another rendering of what the development will look like at completion, and the lot availabilities.
