It’s not often agents get to participate in the creation of a development from start to finish, especially one like Oak Meadows in Fairview. However Erin Hickman and I were fortunate to be able to watch it all come together from the conceptual drawings to completion.
Steve Dinapoli, a highly respected developer, allowed us to assist him in selling lots out of Oak Meadows. We were there even before the streets were in and walking in mud. Steve shared his vision of the look and feel of the development from the start. He hit it out of the park and literally created something from nothing. The transformation from conceptual drawings to what it looks like now was just amazing.
This tract of land was all but forgotten located behind a barricade at the end of a very small, two lane, country road. To say it was off the beaten path is an understatement. You had to be going there to get there. All developments are risky, but when they’re this secluded they’re especially risky. However, Steve was convinced the high end buyers, once they found it, would fall in love with it and we were too.
The land also had some terrain and flood plain issues which had to be resolved before the construction even started. It took longer than expected to move things along, but once the streets were in, the lots started going down.
It took about two and a half years from the initial planning stage until the last lot was sold. We sold all of the lots and also sold the only two spec homes in Oak Meadows. The homes in the development range from about $1.7 million or so to over $3 million.
The one thing Oak Meadows has that can’t be found anywhere else in the area is it backs up to hundreds and hundreds of acres of untouched land which will never be developed. It’s a magnet for all kinds of wildlife, including deer. It’s still hard for me to comprehend it’s only 2.5 miles from the very busy intersection of two major thoroughfares (Hwy 75 and Hwy 121).
Sadly, there will never be another development like it, at least in Fairview, and we’re honored to have played a role in its completion. The homeowners in Oak Meadows are also now part of something very special.
