First off, congratulations to Wendi Splawn for closing on 435 Sloan Creek Pkwy in Fairview on Friday. The home was listed at $900K and we represented the purchaser. This was a tough sale but she got it across the goal line and as always we thank the purchaser for
hanging in there with us.
Here’s another good story for a couple of reasons. Although 890 Quail Rise hasn’t closed yet, it went into title on the first weekend it hit the market and pretty much sums up what we’re seeing right now.
We sold two other homes on the same street earlier this year and both also went under contract quickly. So what’s the difference? Instead of 40-50 groups going through the home on their first open houses, we had around 10 groups tour this home. Some were the same buyers who had lost out on purchasing the other two homes.
We keep telling sellers not to listen to all the negative comments coming out from the media about the real estate market. This is still a strong seller’s market, but not so great for the buyers. The only difference between now and 5 months ago is the sellers might have to wait a little longer to find the buyers and the chances of the home ending up in a bidding war are less likely. Still great prices, but not crazy.
I’ve said this several times, I’ll probably never see a buying frenzy like that again in my lifetime. It was completely unpredictable and in some ways probably irrational, but those prices are what it took to buy a home back then and we’re happy for our sellers who seized the opportunity.
The sellers on 890 Quail Rise did a great job getting their home ready for the market and it has paid off. Today’s buyers are pickier than they were earlier in the year.
Although it’s never a sale until the home has closed, funded and the money is in the seller’s bank account, we feel optimistic that will happen. And for some reason if it doesn’t, we’ll get it out there again and someone else will be happy to buy it. The home is listed at $1.595 Million and the sellers got an excellent price for it.
This is a beautiful family home on a heavily wooded lot on one of the premier streets in everyone’s favorite, Oakwood Estates. The gorgeous back yard, shown below, was built for entertaining as was the home itself. here’s the link to see the rest of the pictures.
