This year, we’ve really had to work to hold some of our sales together. Sometimes it’s financing issues. Or it might be inspections, request for repairs, timing, contingency issues, etc. It’s so nice to finally have an easy transaction.
We met with the seller and walked through the home. Sean Elliott (the co-listing agent) and I were both very impressed with the way it had been maintained. An agent’s dream listing.
I always make it a point when walking through a home to look for potential issues. I feel obligated to mention those things right up front, but this home had none. I felt sure if the seller was reasonable on pricing we’d be able to sell it.
We shared our pricing opinion with the seller ($849K) and he told us we were right in line with what he was thinking. He went on to say he wasn’t trying to hit a home run on the home, he just wanted a fair price. Those are the kind of sellers we really appreciate, especially in an unstable, up and down market like we’ve been experiencing this year.
The home went under contract within 5 days of hitting the MLS. The request for repairs was very minimal, just small items. We ran into a little glitch last night when we found out a couple of repairs had not been made correctly, so the seller gave the buyer funds to do the repairs and we closed today. Easy peazy.
This was a win/win/win. The seller was happy with the price and the way the proceedings went so smoothly, the buyer got a great home at a fair price, and we got to enjoy a stress free transaction.
